Nobody can deny that Northern Myrtle Beach is going through some exciting transformations! On April 7, 2025, the city council gave the thumbs up to two significant residential developments that are about to reshape parts of our beloved coastline, and the community is buzzing about it!

Long Bay Village Project Unveiled

Let’s start with the first big deal—the Long Bay Village. This charming little subdivision will cozy up to the beautiful Intracoastal Waterway and it will consist of a total of 137 units. Sounds inviting, right? It’s a major shift from the earlier plans that eyed a whopping 361 spots for an RV resort back in 2018. This change not only shows a move towards more residential accommodation but also reflects the desires of the community.

And here’s a sweet bonus: the city is expected to rake in up to $698,700 in enhancement fees from the Long Bay Village project. That’s some serious pocket change that could go towards improving city services. The approval is a win for many council members who are pleased with the track the project is taking as it moves forward.

The Preserve Project Takes Shape

Now, let’s talk about the second large-scale project—the Preserve. Once upon a time, the plan called for over 800 homes, but after listening closely to community feedback (which is super important), city leaders decided to pare it down to a still-considerable 597 homes. Talk about revisions!

This project was picked up by the Klotz Group of Companies, a Florida-based developer that purchased the property in 2021 with big dreams of a $250 million community blending residential and commercial features. Yet, with great plans come even greater responsibilities. Concerns around density, green space, and infrastructure forced the team to rethink their blueprint, leading to a significant downsizing of the development.

Community Input Matters!

Following extensive review and discussion, the new plans for The Preserve include adherence to city planning commission recommendations while tackling pressing issues around road maintenance and driveway specifications. The council’s concerns were front and center during meetings, as they focused on ensuring the development melds seamlessly into the community and does not compromise the quality of life for residents.

Not that long ago, at a March 10 meeting, the conversation was rife with dialogue about The Preserve’s implications for traffic and local infrastructure. This isn’t just about building houses; it’s about preserving what makes North Myrtle Beach special!

Facilitating a Balanced Community

The new Long Bay Village plans are looking pretty cozy, featuring amenities like a community clubhouse, picturesque pickleball courts, boat docks, and even a dog park! It seems like a lovely choice for families or anyone wanting a little piece of paradise.

On a different note, the city is also actively searching for a new city manager after the past one left in October 2024. The search is a partnership with Colin Baenziger & Associates, and the role has a decent salary range from $220,000 to $250,000. Mayor Marilyn Hatley, who has served since 2001, is yet to confirm her interest in re-election, adding a bit of suspense to the local political landscape.
