What’s in Store for the New Community?

The plans look pretty impressive! The new community is set to feature a community clubhouse, perfect for gatherings and events, and even pickleball courts for those looking to enjoy some outdoor fun. And for those who fancy some time on the water, there will be community boat docks – a great way to enjoy the Intracoastal Waterway.

Of those 137 lots, an exciting 35 will have direct access to the water, equipped with private docks! This means dreams of waterfront living can become a reality for many new residents. The housing designs are set to offer both two-story and three-story floor plans, catering to various preferences.

What Changed from Previous Plans?

1,374 condo units with towering buildings stretching up to 14 stories. Now, the project has undergone a massive downsizing, reducing density by a staggering 90% from those earlier proposals.

Moreover, the current plan now encompasses an additional 25 acres, which includes a commitment to preserve nine acres of wetland and keep a 110-foot-wide power line right-of-way undisturbed. This thoughtful approach shows that the developers are keen on keeping a balance between progress and environmental responsibility.

Community Access and Improvements

Bowline Boulevard, making it easily accessible for residents and visitors alike. As part of the commitment to the community, the developer will also carry out important enhancements to the roads, specifically Bowline Boulevard and Old Crane Road. This is great news for local traffic and will help support the new influx of residents.

Who’s Behind the Project?

While the specific developer has not been firmly established, the expectation is that it will be the esteemed Pulte Home Company taking the lead. They are set to contribute approximately $5,100 per unit in development fees, totaling around $683,400. This economic boost can help fund local services and infrastructure improvements.

Looking Ahead

7,200 to 10,800 square feet, providing ample space for families to grow and thrive. After months of discussions regarding this project, the city council is eager to move forward with the approval process, which requires passing an ordinance in two subsequent meetings.

In the midst of these developments, North Myrtle Beach is also making waves in local governance, with the search for a new city manager underway following the departure of the former manager. The application window for this key position closes on April 4, offering a competitive salary range of $220,000 to $250,000.
