Exciting Changes Coming to Conway!

Conway, South Carolina, is buzzing with some pretty big news! Folks, if you’ve driven along Highway 701 South or by Pitch Landing Road, you’re going to want to pay attention to what’s unraveling in our lovely town. The Conway City Council has greenlighted a massive new development—the Warden Station Project—which is expected to reshape part of our community over the next couple of decades.

What’s the Scoop on Warden Station?

So here’s the deal. Developers from BRD Land and Investment will be rolling out plans for more than 3,000 residential units on around 1,800 acres of land! We’re looking at a mix of single-family homes, townhouses, and multifamily dwellings. Talk about a real transformation! But now, don’t start packing your bags just yet. The changes won’t hit overnight; the project is expected to unfold over the next 20 years.

Concerns from the Community

It’s not all sunshine and rainbows, though. Some Conway residents are raising their eyebrows and voicing their concerns, particularly about where the funding for this big endeavor is coming from. It’s only natural for us to feel a bit anxious about such a significant shift. And with the aftermath of storms fresh in everyone’s minds, worries about possible flooding are on people’s lips.

We caught up with June Wood, our city spokesperson, to get the lowdown on the city’s plans to tackle those apprehensions. She assured us that, back when the project got the thumbs up in January, the team conducted impact studies specifically focused on stormwater management. These studies are integral to the project’s development plan, and they’ll make sure that all the necessary standards for stormwater are met.

Tree Preservation Concerns

Now, that’s not the only thing residents are curious about. Recently, there was some talk about a tree preservation ordinance that needed some tweaking. Wood mentioned that the initial language in that ordinance wasn’t super clear, suggesting that all trees on the property needed to be preserved. But, not all trees fall under the preservation category, so the ordinance was amended to clarify what trees need saving.

But fear not—other aspects of the project are still on the track toward development! The city and the developers are currently working on prepping the site and reviewing the stormwater plans before construction kicks off.
